Funding/Closing Itinerary

 

Wholesaler contacts N.W. Capital Connection, LLC:

 

  • N.W.Capital Connection conducts a qualifying conversation on telephone with Wholesaler/Investor.
  • Once qualified, N.C.C. will email application and NCND agreements to Wholesaler/Investor.
  • Upon completion of application, you will be contacted by Desoco Financial Group, LLC. to complete transaction.
  • CHR Holdings,LLC will forward underwriting requirements to wholesaler.

  • Schedule follow up review.

  • Inform Wholesaler of 72 hour lead time for processing and funding.

 

 Wholesaler follow up (after receiving underwriting requirements):

 

  • Review underwriting submissions for accuracy and completeness.

  • Sign/date Wholesaler agreement/s, collect closing costs and transaction retainer.

 

Conduct underwriting:

 

If the underwriting is successful, we now contact the wholesaler to let him know we have approved his transaction.

 

Desoco Financial Group (Investor Partner with N.W. Capital Connection, LLC) contacts the title company:

  • Send/confirm closing information.

  • Set closing Time/Location.

  • Confirm all contact information

  • Provide account information/distribution instructions.

  • Fax Title Company mortgage agreement between Desco Financial Gru, LLC and wholesaler.

  • Answer any questions Title Company may have about the transaction.

  • Review non-recorded mortgage and title information.

  • Confirm/Review information on second close.

  • Confirm all information 24 hours prior to wire transferring closing funds.

 

 Day Prior to Close;

Wire closing funds to the title company’s bonded escrow account.

 

 Day of Closings:

 

The first close:

 

  • Wholesaler closes first with our funds and now the contract with the bank/seller is now satisfied.

 

The second close with end Buyer:

 

  • The end buyer signs documents confirming closing with their own funds to fulfill their obligation with wholesaler

  • The title company must now follow the closing statement broker fees, etc.

  • The title company now disburses via checks and/or wire transfers.

  • The funds to settle the mortgage we provided are now satisfied, wire transfer is now happening at around 3-5 pm, the same day as both closings

  • Transaction fees/funds are wired to the designated accounts per distribution instructions.

 

The day after close:

 

·         Transaction fees and/or points have now disbursed per distribution instructions.

 

   

RESULTS!!!

 

The wholesaler now has profited from a transaction he/she could not have personally funded.

The investors have now received their points and funds.

The brokers are now satisfied with their funds for putting the deals together.

The end buyer now has a property that he/she wanted.
